HOW YOUNG DEVELOPERS FOCUS ON REAL ESTATE

 

While the present is being outlined through ideas and creative solutions, ambitious objectives are considered. The new protagonists, their challenges and their vision of the sector, in first person.

Is there a new generation of real estate developers? It is not only the lack of a tie and informal clothes which confirm that indeed new blood has come into the business, contributing their own vision. Either from the freshness of the design to the imagination of sales service and financing, young developers are occupying an important place which is seen right now in the activity.  

Precisely, the vision of these new protagonists of Real Estate was one of the subjects of the Construction Congress. In the framework of Expo Construir the young actors of the sector described their perspectives, at short, mid and long terms apart from providing with their impressions and current experiences.

Abigail Szwarcberg, founder of Macom Desarrollos, analyzed the demand and how it complies with the families and their relationships: “The couple wants separate rooms and the boyfriend of the daughter sleeps over three times a week so the father wants them at the other end of the house”, she described, in relation to her experience and which requirements need to be taken into account by architects and developers for a residence and for a temporary property.  

We are faced with a linking architecture”, summed up Szwarcberg. “We identify how the families want to live, they do not settle for a standard apartment anymore. This is a client who is willing to pay more for personalization and is also willing to wait”, she confirmed.

For Iván Ginevra, CEO of GNV Group, fourth generation in the business, there is a post-pandemic reality expressed in the demand for new developers to reflect in their ventures. Specializing in the luxury segment, specifically in the Puerto Madero zone, he referred to the flexibility of the units – a must – and to the tendencies which became apparent after the pandemic: exterior spaces, regardless.

For his part, Lucas Salim, CEO of the Grupo Proaco, spoke about the future projection of the company: “we have projects for the next 25 years”. And pointed out that this is a generation with technology ever present. “We had a webpage when nobody else did and we began to sell on the web when nobody else was”, he asserted.

According to the developer, the new generation has a certain fine harmony when it comes to detecting current needs. In a certain way, they direct the real estate development towards those needs. This feature is expressed per case, in the project of mixed uses that the company is building, one of the most important in Argentina, very much in line with today’s requirements. 

 Salim also referred to bank credits as reported already by ÁREAS, mentioning the agreement signed with BanCor so that borrowers of mortgage loans could build their own residences on Docta land, the emblematic PROACO project.   

However, he was not the only one who referred to financing. Juan Manuel Tapiola, CEO of Spazios talked about the experience of financing in pesos at 30 years. His parameter? His incentives? “We created a system thinking about people”, he claims, explaining that after a down payment in dollars (5,000), the client pays installments similar to those of renting. “We want to revert the housing deficit in Argentina”, he emphasized. The company is constructing ten buildings in the west area of the Province of Buenos Aires –   Ituzaingó, 3 de Febrero among others. “Each one has a design theme and are aimed at the middle / high middle class”, he pointed out.

For the partner of MMCV, Damián Manusovich, well known for his football playing past as well as his current activity as a sports journalist, the new developer looks at the context. He literally emphasized “the obligation towards the other and towards the place” where his work is carried out. “It is the reason we also deal with the retail”, the former footballer who runs gastronomic businesses in buildings he develops, intended as a meeting place for the neighborhood universe. 

“Besides, it is our responsibility to devote ourselves to studying how to disconnect the curve which, on one hand, represents access to housing and on the other hand, the other curve whose graph shows people’s purchasing power”, reasoned Manusovich.  “We are working in order to join those two points. Our is a business with values, with an aim to change things. And if we don’t change them nobody will”, he wrapped up.
